What are the stages involved in Buying a Property?
Once you have decided on the property you wish to purchase, the process is quite straight forward.
You will be in a better position to make offers on properties if your own is on the market. Why not ask Bennett Residential to give you a free market appraisal.
Arranging Finance
Before you can seriously make an offer on a property, you need to establish how much you can afford to pay; this may be from the proceeds of sale from your own property, with a mortgage, or a combination of both and even perhaps from other sources, parents or inheritance for example.
Making an Offer
Once you have viewed a property, making an offer to purchase is simple. Call us with the offer and we will put this forward to the vendor for consideration; in most cases, we would expect to have an answer within 48 hours. At this stage, nothing is binding on either party, until solicitors have completed their work and contracts are exchanged.
Offer Accepted
Once your offer has been accepted, the next process will be for us to prepare a sales memorandum to be sent to you, the seller and both solicitors. At this time, your solicitor will probably ask for your local authority search fee, to enable them to get things moving.
This will identify planning consents and any other local issues that might be relevant to the property you are buying.
The seller’s solicitor will prepare a draft contract to be sent to your solicitor along with other paperwork, for example a copy of the lease (leasehold properties).
Mortgage Valuation
By now, you should have already been discussing with your mortgage broker (consult Bennett Residential), what options are available from the many mortgage products available to you. The lender will instruct a surveyor to carry out a mortgage valuation on their behalf. If you would like a more detailed report on the condition of the property, Bennett Residential will put you in touch with a Chartered Surveyor to carry out a home/flat buyers report, or a full structural survey.
Mortgage Offer
Shortly after the mortgage valuation, the lender will issue a formal mortgage offer to you and your solicitor, which sets out the terms and conditions upon which they are prepared to lend. Once checked, your signed copy is returned to the lender in preparation for exchange of contracts.
Getting Ready to Exchange Contracts
Before you are ready to exchange contracts, your solicitor will have been busy carrying out enquiries about the property and checking title etc.
Once the mortgage offer has been received, and when both parties are ready, with contracts approved, the solicitors will formally exchange contracts.
Completion Day
Prior to this day finally arriving, your solicitor will ‘call down’ the mortgage funds from the lender and ask you to pay any differences. They will then pass the funds to the seller’s solicitor to enable keys to be released.

What stages are involved in selling a property?
When you decide to sell your property, the first step is to ask Bennett Residential for a free no obligation valuation. One of our experienced valuer’s will attend, armed with full information on similar properties that have been sold. During this time, we will be able to answer any questions you might have and advise on current market conditions, any appropriate ‘house doctor’ tips and how we will market your home, and finally discuss the value – always ensuring that we obtain the best possible price.
We pride ourselves on honest and realistic valuations; it is our sole aim to offer a professional service and strive to get the balance right between achieving the best possible price, taking timescales into consideration and finding a good quality buyer in the shortest possible time.
All valuations are confirmed in writing.Preparing Details
Once we have received confirmation that you are happy for us to act for you, we will create superior quality details, including top quality digital photography and floor plans (subject to terms), outlining the key features of your home.
Selling your home the Bennett Residential way
Our highly trained team is experienced in selling your home to achieve its maximum potential. We will use all available sales channels to ensure your home is presented to the market at its full potential. We use a combination of database marketing, supplemented with local newspaper advertising and property web sites, including ‘Right Move’, ‘Fish 4 Homes’, ‘Property Finder’, ‘Find a Property’ and the Evening Standard’s property website ‘Homes & Gardens’, to name but a few. Our aim is to ensure maximum exposure for your property.
Do I need a solicitor?
You will of course need a solicitor to assist you in the sale of your home. They will prepare the draft contract for the purchaser’s which will include a copy of the lease and management company charges if you live in a flat. Between the time your property goes under offer and completion, they will work with your purchaser’s solicitor to ensure everything is ready. We have established relationships with a number of local firms and would be happy to make a recommendation.
Viewings
During this time, prospective buyers will be shown around your home, either by ourselves, or you. It is our policy to pre-qualify any applicant first, to ensure that time is not wasted, if they are not in a position to proceed. Most importantly, Bennett Residential will always provide feedback on viewings, so you are never left guessing what’s happening.
Receiving an offer
At some point, you are likely to receive an offer on your home, which we will qualify and present to you for consideration. All offers are confirmed in writing. We will advise you on the suitability of the offer, substantiating their position and checking any chain details.
Accepting an offer
Once you have decided to accept an offer, Bennett Residential will prepare a sales memorandum which will be sent to all parties, enabling your solicitor to prepare a draft contract and get the ball rolling. The important date will be exchange of contracts and prior to this, the purchaser’s solicitor will make enquiries, local authority and Land Registry searches.
Progressing the sale
At the time the sale is agreed you will be appointed a dedicated sales progressor whose job it will be to ensure a smooth and speedy sale, liaising with the buyers, solicitors, mortgage brokers, surveyors and other agents, helping to ‘iron out’ any potential problems and keeping you regularly updated.
Once the contract is ready to be exchanged, the purchaser’s solicitor will seek approval to the contract before exchanging. Also, a mortgage offer, if needed, will need to be in place and the deposit, normally 10% of the asking price, will need to be paid.
Don’t forget to let us know if you need help in arranging removals.Completion
After contracts have been exchanged, the next step is completion and during this time, solicitors will complete final legal matters, including ‘drawing down’ any mortgage funds and arranging for the balance of completion monies to be available to complete the sale on the nominated day.
Once monies have been received, your solicitor will call us to release the keys to the purchaser’s.

What are the stages involved in letting a property?
Start by contacting Bennett Residential and a member of our experienced lettings team will visit your property to advise on the best achievable rent, how to maximise the return from the property and answer any questions you might have relating to the letting, all free of charge and without obligation.
Once we have been instructed your property details will be entered onto our dedicated database along with digital photographs and will be instantly matched with our large list of waiting professional tenants. Your property will also be displayed in our centrally located High Street offices and advertised in full colour in the local property press and marketed extensively on the internet, on our own stylish website and a number of other property portals including ‘Rightmove’, Find a Property’, ‘Property Finder’, Fish 4 Homes’ and ‘Homes & Gardens’ the Evening Standard’s property website.
We will show prospective tenants around your property.
Once we have tenants interested in renting the property we will arrange to take an initial holding deposit and process the references, via a professional credit reference agency.
Once satisfactory references are received we will prepare the appropriate tenancy agreement and make arrangements for both parties to sign.
We will, if applicable, arrange, (at an additional cost), a professional inventory to the contents and condition of the property to be prepared. And organise a time for the tenants to be ‘checked in’ to the property.
We will arrange, as appropriate, for gas and electrical safety checks to be carried out, (at landlords expense).
Prior to occupation, we will arrange for the balance of the first month’s rent and the security deposit, (usually equivalent to one, to one and a half’s month rent), to be paid.
We will make arrangements for the future rent to be paid by bank transfer either to the Landlord, or Bennett Residential, (depending upon the service level).
On the day the tenant’s move in, we will make arrangements for the utility accounts to be transferred into the tenant’s name.What are the stages involved in renting a property?
Bennett Residential will assist you in finding a property to suit your requirements; we always have a wide choice of available properties in all price ranges.
Once you have found a property that meets your requirements, you will be asked to pay a non- refundable holding deposit and administration fee, so that we can proceed with clearing references on your behalf.
Once satisfactory references have been received, you will be asked to visit the office to sign the tenancy agreement and pay the balance of any monies due. Arrangements will then be made for the hand-over of the keys and ‘check in’. You are then free to move into your new home! Don’t forget to ask if you need any assistance in arranging removals.
